8 Questions to Ask Swimming Pool Contractors in Dubai Before You Hire

Most villa owners choose a pool contractor the same way: three quotes, a look at some photos, and the lowest number that still feels safe.

The trouble is that three quotes for "a pool" are rarely quotes for the same pool. One includes the chiller, one assumes you supply it. One prices proper waterproofing, one prices a coat of paint. Photos show finished pools on day one, not how they look five summers later.

These eight questions get past the brochure. The answers tell you more about a contractor than the price does.

Will You Handle the Approvals?

In Dubai, a private villa pool needs Dubai Municipality approval of the pool plans before construction starts. In master communities such as Emaar or Nakheel, the developer's NOC is needed as well.

Ask who prepares the drawings, who submits them, and how long they expect approval to take for your community. A contractor who suggests starting before approval is offering you a problem that surfaces at resale or during a community inspection. Also ask to see their trade licence and confirm it covers pool construction.

Can I See Pools You Built Three or More Years Ago?

Any pool looks good at handover. The real test is how it has aged through several Dubai summers.

Ask for addresses or contacts of older villa projects, and ask those owners about leaks, lifting tiles, equipment failures and how quickly the contractor responded. A contractor confident in their work will usually be happy to connect you.

Is the Quote Itemised, and What Is Excluded?

A single lump-sum figure makes comparison impossible. Ask for a breakdown covering excavation and soil removal, the structural shell, waterproofing, plumbing, finishes and coping, equipment, electrical works, and reinstatement of the garden.

Then ask what is not included. Common exclusions are the heat and cool unit, the electrical supply to the plant room, approval fees, landscaping and decking. Two quotes that look far apart can end up close once exclusions are added back.

How Will You Waterproof and Test the Shell?

Waterproofing is invisible once tiles go on, which is exactly why it gets cut when budgets tighten.

Ask what waterproofing system they use, where it is applied, and how they test it before tiling. A water test, filling the shell and monitoring the level before finishes go on, is a sensible step. It is far cheaper to fix a defect at that stage than after the tiles are laid. Also ask who carries structural design responsibility for the shell. Our article on briefing a pool contractor explains why that question matters.

What Equipment Do You Specify, and How Is It Sized?

Pumps, filters and heat and cool units should be sized for your pool volume, surface area and sun exposure, not picked from a standard package.

Ask which brands and models they propose, and why. Ask whether the pump is variable-speed, which typically reduces running costs. Ask how they sized the heat and cool unit, because an undersized one runs all summer without reaching its target. Our guide to choosing a pool for your Dubai villa covers these choices in more detail.

What Does Your Warranty Cover, and for How Long?

"Fully guaranteed" means nothing until it is written down.

Ask for warranty terms separately for the structure, waterproofing, tiles and finishes, and equipment. Equipment is usually covered by the manufacturer, so ask who handles the claim if a pump fails. Find out what voids the warranty, such as using another company for maintenance or unbalanced water chemistry.

How Are Payments Linked to Progress?

A reasonable payment schedule ties each payment to a completed stage: approval, excavation, shell, waterproofing test, tiling, equipment installation and handover.

Be cautious of heavy upfront payments before any work is done. Linking payment to milestones protects you and keeps the project moving.

What Happens After Handover?

The contractor's job does not end when the pool is filled.

Ask what you receive at handover: as-built drawings, an equipment list with model numbers, warranty documents and an operating guide. Ask whether they offer ongoing maintenance, and whether the same team will service the pool. A contractor who maintains their own pools has a direct interest in building them properly.

Red Flags Worth Noticing

A few answers should make you pause: no written quote, reluctance to itemise, pressure to start before approvals, no older projects to show, vague warranty terms, or a price far below every other quote. Very low prices usually mean something has been left out, and in pools that is often waterproofing or equipment.

Frequently Asked Questions

Yes. Pool plans for private villas must be approved by Dubai Municipality before construction, and developer NOCs apply in master communities. Your contractor should manage this process.

Three is usually enough, as long as each is itemised so you can compare like for like.

Mostly because of what is included. Waterproofing, equipment, the heat and cool unit, electrical works and landscaping are often priced differently or left out.

It helps. One team coordinating levels, drainage and access avoids gaps between packages. If they are separate, define clearly where one scope ends.

It depends on approvals, design complexity and finishes. Ask each contractor for a programme that shows the approval period separately from construction.
